Sealant at height
Mastic & sealant, renewed properly
Cracked and shrinking mastic lets water in. We cut it out, prepare the joint and renew it, from ropes, without scaffolding the building.
Signs your sealant has failed
- Cracks, gaps or shrinkage along window and panel joints
- Damp patches or staining inside, near windows
- Draughts around frames
- Sealant that has hardened, discoloured or pulled away
How we do it
We cut out the old mastic, clean and prime the joint, fit backing rod where it is needed, and apply new sealant to the right depth, then tool and finish it neatly. Masking keeps the finish clean on brick, stone and frames.
Joints we treat
- Window and door perimeters
- Cladding and curtain wall panel joints
- Expansion and movement joints
- Copings, sills and flashings
Inside the joint
How a sealant joint is renewed
A cross-section through the joint between two facade panels, seen from above. Failed sealant lets water in. Here is how we fix it, from the ropes.
Old sealant has cracked and pulled away from the panel edge. Rain is driven into the joint and through to the inside.
FAQs
Mastic & sealant: common questions
How long does sealant last?
Good-quality sealant typically lasts many years, but exposure, movement and poor original installation shorten that. We will tell you honestly whether it needs replacing.
Can you match the existing colour?
Yes. We supply sealant in a wide range of colours to match frames and facades.
